The terms that govern your use of this editorial guide. Please read them carefully — they include disclaimers, a limitation of liability, and a dispute-resolution provision.

1. Acceptance of these terms
By accessing or using this website (the "Site"), you agree to be bound by these Terms of Use, our Privacy Policy, Cookie Policy, and Disclosures & Independence statement, each incorporated here by reference. If you do not agree, do not use the Site. You represent that you are at least 18 years old and legally able to enter into these Terms.
2. Independent editorial nature — we are not the HOA
The Site is an independent editorial guide to the Skyecroft community in Waxhaw and Weddington, North Carolina. The Site is not the Skyecroft homeowners' association and is not affiliated with, endorsed by, sponsored by, licensed by, authorized by, or acting on behalf of:
- the Skyecroft homeowners' association, its board, or any HOA committee;
- any architectural review committee or covenant-enforcement body;
- the community's developer, master developer, or builder consortium;
- the community's club, amenity operator, or property manager; or
- any municipal, county, state, or governmental authority.
Nothing on the Site is an official HOA communication. No statement here creates, modifies, interprets, waives, or enforces any declaration, covenant, condition, restriction, bylaw, rule, architectural guideline, assessment, or decision of the HOA or any committee. Governing documents control. Always obtain and rely on the official recorded documents and the HOA's own communications.
3. Informational only — not professional advice
All content is provided for general informational and editorial purposes only. It does not constitute real estate, brokerage, appraisal, legal, financial, lending, tax, insurance, engineering, construction, inspection, or investment advice, and no professional-client relationship is created by your use of the Site. Property details, amenities, dues, architectural conventions, school assignments, market observations, and neighborhood comparisons are editorial in nature and may not reflect current conditions. Always verify material facts with appropriately licensed professionals and official sources before making any decision.
4. Accuracy, good-faith effort, and no warranty of correctness
We make commercially reasonable, good-faith efforts to research and present accurate information, and we correct errors we learn of. Even so, the Site is prepared from public sources, observation, and editorial judgment, and it may contain errors, omissions, outdated statements, estimates, approximations, or typographical mistakes. Figures such as acreage, home counts, lot sizes, price ranges, construction dates, amenity availability, and school assignment are approximate and subject to change without notice.
We expressly disclaim any representation or warranty that the content is accurate, complete, current, or fit for any particular purpose, and you agree that you rely on it solely at your own risk. If you believe something is inaccurate, please tell us through our contact page and we will review the request in good faith.
5. No offer, no listing, no brokerage
Nothing on the Site is an offer to sell or a solicitation of an offer to buy real estate or securities, and nothing constitutes a listing. The Site is not a multiple listing service, is not a licensed brokerage, and does not represent that any specific home is available or will be available at any price. All real estate transactions are conducted separately through appropriately licensed brokerages.
6. Third-party businesses, links, and content
The Site references independent third-party businesses ("Trusted Local Experts") including real estate, custom home, interior design, and smart home technology providers, and it links to third-party websites and resources. Those parties are independent of the Site and operate under their own terms, licenses, insurance, and professional obligations. We do not control them, do not guarantee their work, pricing, availability, or licensure, and are not an agent, partner, joint venturer, or guarantor of any of them. Any transaction, contract, or dispute is solely between you and that third party. Any commercial arrangement that may exist between the Site's operator and a referenced business is disclosed on the Disclosures page.
7. Permitted use and prohibited conduct
You may view the Site and share individual pages for personal, non-commercial purposes with attribution. You agree not to:
- scrape, crawl beyond ordinary indexing, harvest, or systematically extract content or data;
- republish, mirror, resell, or create derivative works from the content without written permission;
- use content to train commercial machine-learning models without written permission;
- misrepresent the Site as an official HOA, developer, or club resource;
- interfere with, probe, or attempt to gain unauthorized access to the Site or its infrastructure;
- use the Site to send unsolicited commercial messages, or to collect contact details of any person; or
- use the Site in violation of any applicable law, including fair housing and advertising law.
We may suspend or block access for any reason, including suspected violation of these Terms.
8. Intellectual property
All original editorial text, photography selection and arrangement, branding, illustrations, maps, and design on the Site are the property of the Site's operator or its licensors and are protected by copyright and other laws. No license is granted except as expressly stated in Section 7.
9. Trademarks and nominative fair use
"Skyecroft" and any related names, crests, or logos are used descriptively and nominatively to identify the geographic community that is the subject of this editorial guide. All third-party names, logos, and marks remain the property of their respective owners. Their appearance does not imply endorsement, sponsorship, or affiliation. Trademark owners who believe a use is improper may contact us through the contact page.
10. Copyright complaints (DMCA)
We respect intellectual property rights. If you believe content on the Site infringes your copyright, send a notice through our contact page that includes: (a) identification of the copyrighted work; (b) identification of the material and its location on the Site; (c) your contact information; (d) a statement that you have a good-faith belief the use is not authorized; (e) a statement, under penalty of perjury, that the notice is accurate and that you are the owner or authorized to act for the owner; and (f) your physical or electronic signature. We will investigate and remove or disable access to material we determine to be infringing, and we accommodate counter-notices. We may terminate access for repeat infringers.
11. Submissions and feedback
If you send us corrections, suggestions, photographs, or other material, you represent that you have the right to do so and grant us a non-exclusive, worldwide, royalty-free, perpetual license to use it on the Site. We treat submissions as non-confidential and owe no compensation for them.
12. Disclaimer of warranties
THE SITE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS, IMPLIED, OR STATUTORY, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, TITLE, NON-INFRINGEMENT, MERCHANTABILITY, AND FITNESS FOR A PARTICULAR PURPOSE. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE. Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.
13. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, THE SITE'S OPERATOR AND ITS OWNERS, CONTRIBUTORS, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST OPPORTUNITY, LOST DATA, OR DIMINUTION IN PROPERTY VALUE, ARISING OUT OF OR RELATING TO YOUR USE OF (OR INABILITY TO USE) THE SITE, ANY INACCURACY OR OMISSION IN THE CONTENT, OR ANY DEALINGS WITH A THIRD PARTY REFERENCED ON THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).
14. Indemnification
You agree to defend, indemnify, and hold harmless the Site's operator and its owners, contributors, and agents from any claim, demand, loss, liability, or expense (including reasonable attorneys' fees) arising from your use of the Site, your violation of these Terms or applicable law, or your dealings with any third party referenced on the Site.
15. Dispute resolution, governing law, and venue
These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-laws principles. Before filing any claim, you agree to contact us and attempt in good faith to resolve the dispute informally for at least thirty (30) days. Any dispute that is not resolved shall be brought exclusively in the state or federal courts located in Union County or Mecklenburg County, North Carolina, and you consent to personal jurisdiction there. To the extent permitted by law, each party waives any right to a jury trial and to participate in a class, collective, or representative action. Any claim must be filed within one (1) year after it arises.
16. Severability, waiver, and entire agreement
If any provision is found unenforceable, it will be modified to the minimum extent necessary and the remaining provisions stay in effect. Our failure to enforce a provision is not a waiver. These Terms, together with the policies incorporated above, are the entire agreement between you and us regarding the Site.
17. Changes
We may update these Terms at any time. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
