Covenants Term
Reserve Study
A professional projection of the useful life and replacement cost of common-area components, used to set reserve funding so that major repairs do not require emergency assessments.
Covenant and governance terms come from the recorded documents that bind every lot: what may be built, what is owed, and how standards are administered.
Reserve Study in Skyecroft practice
An estate community with a gatehouse, clubhouse, pool, water features, private streetscapes, and trail infrastructure carries significant long-lived components. A reserve study lists each one, estimates remaining life and replacement cost, and recommends annual contributions. Reading it tells a buyer whether today's assessment is realistic or artificially low — and whether a large future cost is already visible on the schedule.
What to verify
- The date of the most recent reserve study and who prepared it.
- Percent funded and the recommended versus actual contribution.
- Major components scheduled for replacement in the next five years.
