What are Skyecroft home values?

This guide does not publish a single average. With only a handful of transactions in a typical year, an average would be driven by whichever two or three homes happened to sell — not by the market. Values are best read against comparable architecture, lot, and renovation level, verified through current MLS and county records.

Why is an average price misleading in a small community?

In a 130-home community, one heavily renovated estate or one dated original can move an annual average dramatically. Sample size, not market movement, does most of the work.

What drives value differences between Skyecroft homes?

Renovation level and systems age, lot orientation and privacy, whether there is a pool and outdoor living build-out, architectural quality and material spec, and the condition of the exterior envelope — roof, windows, stone, and stucco.

Do asking prices reflect what homes sell for?
