County Guide
Union County, North Carolina, from an estate owner's desk.
Assessment and tax rates, school assignment, utilities and septic, permitting, and the difference between the county's western estate corridor and its eastern growth half.
Orientation
The county decides more than the town name does.
Taxes, schools, permits, and utilities are county-level questions, and they rarely follow the boundary buyers assume they follow.
Most confusion in this market comes from treating a mailing address as a jurisdiction. It is not. A parcel can carry a Waxhaw address, fall outside every municipal limit, be assessed by the county alone, and be assigned to Weddington schools — all simultaneously, and all correctly.
Continue with the Waxhaw and Weddington area guide, the school assignment chapter, and how association governance sits alongside county rules.
County Services
Who handles what.
County assessment
Union County appraises property and sets the county tax rate, with revaluation on a recurring cycle. Assessed value, market value, and the last sale price are three different numbers — do not read one as the other.
Municipal limits
A Waxhaw mailing address does not prove a parcel is inside the Town of Waxhaw. Town limits, postal boundaries, and school attendance are three separate maps, and an estate parcel can sit outside all municipal limits.
Public schools
One county-wide district serves every town. The Weddington attendance area is the reason a large share of buyers search this specific corridor.
Permitting and inspections
Structural work, pools, generators, and grading go through the applicable building department. In a covenant community, association review comes first in practice, because approved plans should match what you submit.
Utilities
Water, sewer, and natural gas availability vary parcel by parcel, with well and septic systems still common on estate land. Electrical service and standby generator siting are worth confirming early.
Parks and greenways
County and town park systems supply athletic fields, trails, and greenway segments within a short drive, supplementing whatever a private community maintains inside its gates.
The Geography
West and east are two different markets.
Waxhaw
The historic town centre and the mailing address for much of the western corridor, with the county's most walkable main street.
Weddington
Low-density, large-lot, and deliberately light on commercial zoning — and the source of the school assignment that anchors the corridor's buyer profile.
Marvin
The village to the west, equestrian in character, sharing the same greenway network and the same Providence Road spine.
Wesley Chapel & Indian Trail
The eastern growth half of the county: more inventory, more retail, more density, and a different price-per-acre logic entirely.
Monroe
The county seat, where much of the county's administrative and industrial base sits, well east of the estate corridor.
The Mecklenburg edge
Ballantyne and I-485 sit just over the county line, which is why a Union County address can still function as a south Charlotte commute.
Tax rates, revaluation cycles, utility service areas, school assignments, and permitting requirements all change. Verify each with Union County, the relevant town, and Union County Public Schools rather than relying on this page.
County Questions
What owners and buyers ask.
Which county is Skyecroft in?
Union County, North Carolina, in the western, lower-density half of the county near the Mecklenburg line. The mailing address is Waxhaw and the public school assignment is Weddington.
Who sets property taxes here?
Union County assesses property and sets the county rate; a town rate may apply on top if a parcel sits inside municipal limits. Revaluation cycles reset assessed values, so an older tax bill is a poor guide to a current one. Check the county's current rate and revaluation schedule.
Are homes here on county water and sewer or well and septic?
Both exist across the corridor. Service availability is parcel-specific, and a septic field or well constrains where a pool, addition, or outbuilding can go. Verify service and system locations for a specific parcel before designing anything.
Who issues building permits?
Permitting runs through county or town building departments depending on jurisdiction, and in a covenant community the association's architectural review runs in parallel. Neither substitutes for the other — plan for both approvals.
How does western Union County differ from the east?
The west — Waxhaw, Weddington, Marvin — is lower density, larger-lot, and closer to the Charlotte employment edge. The east — Indian Trail, Wesley Chapel, Monroe — holds more of the county's newer subdivision inventory and more of its commercial base.
Does the county run the schools?
Union County Public Schools is a single county-wide district that assigns by address, not by subdivision name or town label. Confirm assignment for a specific address with the district before relying on it.
