Three facts shape almost every Skyecroft question. First, a property's Waxhaw mailing address does not settle its municipal jurisdiction, tax rates, or school assignment; each of those has its own authority and must be checked by parcel. Second, every lot is bound by recorded covenants and an architectural review process, so what can be built or changed is a documents question before it is a design question. Third, this site is an independent guide — not the homeowners association, the architectural review board, or the developer.

With those in mind, the orientation chapters below explain the community's setting and history, the shared amenities the association describes, and where to find the original documents. Each chapter ends with the questions worth taking to the association, the county, or the school district before relying on any summary, including this one.
